Noticed odd discoloration on salvia plant

there where white spots with smaller brown dots inside around the edge of the leaves and decay on the leaf tips, I later noticed this on the pepper plant next to it as well. Does anyone know what I should do or what this is?

Il try to get some up when I can, I think its some sort of fungal thing because it did not start from the bottom or effect random leaves, it always seemed to stem from contact. Either way I don't know how to treat it :/
